POLICIES, RULES & REGULATIONS
Help us to ensure that your stay is safe and comfortable by complying with the following policies, rules and regulations. As a Member or Guest of Newgate Sandy Shores Campground, you automatically acknowledge receipt of and agree to abide by these Policies, Rules & Regulations. Thank you for your cooperation.
Management reserves the right to amend, revise, and add to these Rules and Regulations at any time. Determinations made in enforcing or interpreting these Rules and Regulations are at the sole discretion of Newgate Sandy Shores Management.
These Campground Rules are subject to change from time to time by NSSC, and the Member Occupant shall comply with such Campground Rules, as amended, such amended Campground Rules forming part of an Agreement. NSSC invites communication from the Member Occupant with respect to any matter relating to the operation or enjoyment of the RV park.
OCCUPANCY
- Occupancy is not transferable and may not be assigned.
- Newgate Sandy Shores Campground (“Campground”) reserves the right to refuse service to anyone.
- Campground is open from mid May to the end of September (weather dependent).
- NSSC and/or Property Manager has the right to control RV sites and the common property comprising Newgate Sandy Shores Campground as well as the Day Use area adjacent to the property. Members, guests, campers, Day Use and boat launch users may be evicted at any time without a reason and without notice.
- Check-in time is 3:00 pm Saturday. Check-out time is 11:00 am Saturday. RVs arriving before 3:00 pm may not be allowed on site prior to 3:00 pm unless the site is clear. RVs arriving for check-in will not be allowed after 8:00 pm, NO EXCEPTIONS. All sites must be vacated by 11:00 am on the date of departure.
- The front gate is locked at 10:00 pm and opened at 8:00 am.
- Solicitation or signs referring to the sale of products or services at the campsites are not allowed.
- Campground personnel have the right to enter the campsite at any time without notice and the consent of the Member / Camper is not required before entry. Newgate Sandy Shores personnel have the right to control the campsite and the common property.
- GUESTS of Members and registered Campers must vacate the Park before 10:00 pm unless registered for overnight stay. Guest parking passes are available to registered Members only. Guest parking is in designated Guest/Visitor parking areas only.
- PERMANENT RESIDENCY: The Campground is to be used only for the purpose of temporary recreational use and for no other purpose; permanent residency is strictly prohibited. Members cannot receive mail to the Campground address.
- Home-Based Business: Memories will not authorize any home-based business to be operated or conducted in, on, or around the Site or Campground.
MEMBER’S / CAMPERS RESPONSIBILITY AND LIABILITY
- Parents or Guardians are liable and responsible at all times for the acts and conduct of their children. There is a 10:00 p.m. curfew for children under 18 years of age.
- While staff at Newgate Sandy Shores Campground makes every reasonable effort to safeguard Members / Campers and their property, Management assumes no liability for Members’ / Campers’ use of the Campground, its facilities and/or equipment. Members / Campers must take extra care in this Campground setting and use it at their own risk.
- Violation of any of the Rules and Regulations, or non-payment of the Membership / Campground Fee may result in eviction from the Campground, and forfeiture of any monies and/or reserved time.
- Access to beaches and boat launch is as per posted times.
- The MAXIMUM SPEED LIMIT in the Campground is 15 kph and applies to moving vehicles of any type or size. Anyone operating a motor vehicle must have a valid driver’s license.
- The use of GOLF CARTS, ATVs, ORVs, CROSS-OVER MOTORBIKES, GAS-POWERED SCOOTERS, and POCKET BIKES is strictly forbidden. Bicycles may be ridden on the roadways and walking trails only.
- Riders under age 18 shall wear helmets when riding bicycles.
- Touring motorcycles may be ridden only to and from the campsite to the entrance.
- CAMPFIRES: Propane fire rings situated on gravel pad are allowed (except during a rare “no flame” fire ban). Propane campfires must never be left unattended. Use propane fireplace at your own risk.
- Controlled campfires are allowed on campsites in an approved fireplace only and only when there is no fire ban in effect. Propane fire rings situated on gravel pad are allowed except during a “no flame” fire ban. Campfires must never be left unattended. All fires must be completely extinguished prior to leaving the fireplace area. Required fire equipment at fireplace: shovel, fire extinguisher or water source. Fireplace ash/embers must be placed in the ash barrel provided. Use fireplace at your own risk. You are responsible for any injury or property damage. Newgate Sandy Shores Campground assumes no liability for any accidents, injuries or damages incurred.
- FIREPITS MUST:
1. be on base no larger than 24″ in diameter
2. have screened sides
3. have fixed lid with chimney & spark arrestor
4. be on legs a minimum 4″ off the ground
5. be placed on a gravel base minimum of 12″ larger than the diameter of the fireplace
6. be placed in a clearing free of overhanging tree branches
- FIREPITS MUST:
- FIREWORKS / TIKKI TORCHES are not allowed in the Campground, on the beach and in public areas.
- GAS-POWERED REMOTE-CONTROL TOYS are NOT allowed on the beach, roadways or trails.
- DRONES: Operation of unmanned air equipment (drones) is strictly prohibited unless prior written permission is granted by Management.
- Use of fireworks is prohibited in the Campground and on the beach and public areas.
- No firearms of any kind, including soft guns or any item that projects any projectile are allowed in the Campground.
- No gas-powered remote control toys are allowed on the beach, roadways or trails. Operation of unmanned air equipment (drones) is strictly prohibited unless prior written permission is granted by Management.
- Gasoline and other combustibles must be stored in a safe manner: away from any flame, in a proper container.
- BOAT & UTILITY TRAILER PARKING is in assigned space only. NO boats or utility trailers will be allowed in the campground and shall not be parked on roads or at sites.
- LAKE & BEACH: Permanent boat anchoring is not allowed. Keep beach “sprall” to a minimum – NO structures and no items left on beach overnight. NO vehicles on the beach at any time.
- WIFI: hotspot in the area of the Store. DO NOT attempt to highjack the signal to your site; offenders will suffer monetary consequences.
- LAUNDRY FACILITIES are for occasional use by MEMBERS only.
- Water/sani holding tanks, honey wagons, outdoor showers are NOT permitted.
WATER & SANI SERVICE
Single Week Campers
Upon arrival, please fill your water holding tanks.The fill station is just in front of the Registration Office. There is also a sani dump in the same location if needed.
Long Stay and Members
- We will continue to provide weekly water/sani service as determined by area and demand. The schedule will be determined on a weekly basis with service from Monday to Friday.
- Please make sure that you have your name on the service list no later than Monday morning for service during that week. The service list is kept at the Registration Office.
- The black water tank must be at least 2/3 full. Please use enough water and tank conditioner to keep the black stuff in a liquid state.
- Forgot to put your name on the list? Emergency service may be available from Tuesday to Friday only; extra fee may apply.
- No sani service Saturday, Sunday or Monday.
Water / Sani Services
Check Out Form: Required by Monday 11AM for weekly Water & Sani Service http://www.newgatesandyshores.com/memberconcierge/
- Please make sure sani tanks are 2/3 full with waste and add extra water if needed.
- Place toilet paper in the garbage instead and use Single Ply when necessary. FYI Costco and some brands cause clogging and don’t break down easily in RV tanks.
- Use of Happy Camper or RV holding tank treatment is mandatory to keep things flowing!
- Services will be completed in areas as determined by staff Monday through Friday (no water/sani on weekends).

CAMPSITE USE - ARCHITECTURAL CONTROLS
- Only one (1) RV is allowed per site.
- A maximum of six (6) people, including adults and children, and 2 pets are allowed per site for overnight stays.
- In addition to your RV – whether a motor home or any form of RV – you are allowed no more than one (1) vehicle, the vehicle must be parked on the campsite’s designated gravel pad. Vehicles must not be parked on roadways, trails or grassy areas. Parking for second vehicles can be purchased at the Office. Any non-RV trailers (including those with ATVs, ORVs, boats, jet skis, etc.) will be required to be stored at the Campground’s storage lot. Vehicles and/or trailers shall not be parked on any campsite that you have not registered and paid for.
- Every tow, towed, or transportation vehicle must have a vehicle pass with the site number and current departure date visible. Vehicles without a pass will be stopped and asked to obtain a valid pass from the Office.
- Overnight guests with campervans, truck campers or any other type of accommodation are not permitted to park at Member’s site.
- Camper shell must remain on its truck.
- Rugs, artificial turf, and camping equipment must be kept on the designated campsite.
- Two RV mats or rugs (10’x10’) are allowed per site.
- Firewood: Max 1 firewood pile per site no larger than 4ft high by 8ft long by 1 foot wide.
- Wood must be from BC and not transported from other provinces.
- Wood piles are not to be used as a fence.
- Vehicle Parking (1 vehicle)
- Loose awnings are to be taken down when Member is not on-site.
- Washing of any vehicles, RVs, etc. on campsites is prohibited. Repairing / Working on vehicles is prohibited.
- Use/Placement of any poison/chemical control containers or devices or traps outside of the RV or shed is prohibiteOutdoor showers are prohibited. All grey water must be collected by RV sani tanks.
- Camping equipment, toys, inflatables must be kept tidy and orderly on the designated campsite and preferably stored under the RV when not in use
- Solar System and Generator placement requires Permit Permit Application
- One pop-up tent or soft fabric gazebo with mesh screen side panels is allowed per site. These are to be considered temporary structures to be placed for shade and do not require building materials or semi permanent construction; i.e. over a picnic table, bug screen, awning, can be removed easily.
- Gazebo: One hard side / top gazebo permitted if:
- commercial kit installed (no construction allowed)
- placed on deck, secured, adjacent to RV
- 150 square feet coverage maximum
- permit application mandatory
Architectural Controls for 3 & 5 year Membership sites
This Section is intended specifically for Claimstaker 3 year and Prospector 5 year Membership sites.
Placement and construction only with prior written approval by NSSC
- Deck / Shed / Site Improvements
- Size & location must be approved by management prior to construction or placement.
- Permit Application is online. Submit plans early for review! Permit Application
- Deck: 400 square feet maximum, pallet style (on the ground), pressure treated lumber
- Shed: 8 X 8 maximum
Architectural Controls for 1 year Membership sites
This Section is intended specifically for Pioneer one-year Membership sites.
- NO decks, NO sheds, NO firepits
GENERATORS
- Members are strongly encouraged to use solar systems to top up RV batteries!
- Generators can be in use: 8:00 am to 11:00 am, 1:00 pm – 3:00 pm, 6:00 pm to 9:00 pm.
- Do not operate generators outside of these times – NO EXCEPTIONS.
- ALL GENERATORS MUST BE SHUT OFF AT 9:00 PM!
- Generators must have a decibel level no more than 65 decibels.
- Generators with higher decibel rating will not be allowed to run – NO EXCEPTIONS.
- Generators must be placed within 5 feet of the RV and on the entrance side of the RV.
CAMPSITE MANNERS
- Do not walk through or cut across any campsite, or climb over any fence. Use walkways, trails and roadways only. Respect other Members / Campers, their campsites, and personal property.
- Quiet time is enforced between the hours of 10:00 pm and 8:00 am.
- Generators can be in use: 8:00 am to 11:00 am, 1:00 pm – 3:00 pm, 6:00 pm to 9:00 pm. ALL GENERATORS SHUT OFF AT 9:00 PM!
- Do not erect fences
- Do not string lines from trees, bushes, buildings, or any other source as a clothesline.
- Two RV mats or rugs (10’x10’) are allowed per site.
- Tarps & loose awnings are to be taken down when Member is not on-site.
- Please respect those around you. Keep your car stereos and other music low.
TENTS
Members Only Privilege: In addition to the primary RV, one (1) small freestanding sleeping tent no larger than 7 feet high by 8 feet square is permitted for Members only. The tent must not be placed outside of the designated RV site, but on the ground, no farther than 5 feet from the RV. Tents must not encroach on neighboring campsites. Tents may be set up no longer than 7 nights and must be removed from the site when the Member is not at the Resort.
ONE pop-up shade tent or soft fabric gazebo with mesh screen side panels is allowed per site. These are to be considered temporary camping structures, placed for shade and do not require building materials or semi permanent construction; i.e. over picnic table, bug screen, awning, can be removed easily.
Non-Members are limited to one RV or tent per campsite in the weekly reservation area.
PETS
All pets outside of RVs must be kept ON LEASH (max. of six (6) feet in length) at all times. All pets are to be kept inside at night and are never to be left unattended. Two (2) quiet, well-mannered pets are allowed per site. Pet enclosures are not allowed outside of the designated RV site. Pet licenses and/or rabies certificates must be current.
While the Resort considers itself a pet-friendly environment, our insurance carrier has required that the following dog breeds, or mixes thereof, not be allowed in the Resort: Pit Bull, Rottweiler, Doberman, Chow, Malamute, and aggressive breeds.
All pet owners must sign a liability waiver and are responsible for cleaning up after their pets, or they risk eviction and forfeiture of time or money. You are strictly liable for injuries caused by your pet. Loose animals will be turned over to the SPCA or other authority.
***These same rules apply to all areas of the Resort including the beach. Pet owners must ensure their pets do not disturb the quiet enjoyment of others***
SECURITY
Staff are here to assist you. They patrol periodically 24 hours a day. Security personnel may be reached by using the walkie talkie at the Office at the Main Entrance. Please report any problems to the Office immediately. Newgate Sandy Shores Campground adheres to and maintains all provincial and local laws. Secure all personal valuables to deter theft.
Refund Policy - Short Term
* All weekly and short-term fees must be paid in full by credit card, direct deposit or e-transfer at the time of booking.
* Requests for Weekly camping refund receive Credit Voucher (Credit Voucher valid for 12 months). Vouchers may be transferable upon request.
* Failure to arrive on the scheduled date is considered a no-show and no refund of any fees will be made and no Credit Voucher issued.
* All Weekly and short-term fees are non-refundable upon arrival on site.
BOATS - BUOYS - BEACH - SHORE
Installing a PERMANENT Buoy and/or Anchor for your boat or water toys is NOT permitted at Newgate Sandy Shores. This includes:
- the bay north of Steamboat
- all beach areas in front of Steamboat, Goldrush, Prospect, and Whitesands
- the weekly areas in front of Whitesands and the Boat Launch
- the Day Use area lagoon, dunes, beaches, and Linklater
This means it is NOT ok to:
- install a buoy which floats all summer whether it is in use or not
- leave your boat floating during times when YOU the OWNER & OPERATOR are not present to use it
- stake a claim on a specific spot
PERMANENT Buoys will be REMOVED! Continued violation will result in eviction.
SWIMMING Areas will be respected and prioritized in the prime beach areas. No anchoring!
What you CAN do:
Boats and water toys are ALLOWED to be TEMPORARILY anchored in the water and may be subject to designated areas depending on water level and usage. This means it IS ok to:
- Drop a TEMPORARY anchor from the front bow.
- Tie a back line from the stern to the shore using a TEMPORARY anchor pin in the sand. Flag or mark the pin for safety and visibility of people using the beach.
- TEMPORARILY anchor your boat or toy in a “lower use” location – NOT on a prime beach spot!
- Use your TEMPORARY anchor spot while YOU the OWNER and OPERATOR are ONSITE.
- Remove your items when you leave and return your Boat/Toys to the STORAGE yard assigned site.
- You might need to move locations throughout the summer as the water levels and debris fluctuate.
- Practice common sense and courtesy: Anchor in less desirable locations. SAFELY and SLOWLY come in to pick up and drop off your people at the beaches. Then go park.
- Rent a slip at Sunshine Houseboats & Marina.
BEACH: NO DRIVING ON ANY BEACH AT ANY TIME! Be courteous! The amount of beach space is dependent on the water level. Don’t sprawl! Think about using a space about the size of 10×10 for your crew. Clean up and return items to your campsite at the end of the day. Leave room for others to enjoy. Permanent boat anchoring is not allowed. Keep beach “sprall” to a minimum – NO structures and no items left on beach overnight.
PARKING: Parking your vehicles for the day while you are at the beach is not permitted anywhere in Steamboat, Goldrush, Homestead, Prospect, and Whitesands unless you are a Member with a site in those areas. Members must park at their own site. Temporary Drop off and Pick up only, return your vehicle to your site, or park in the DAY USE parking lot area.
PARKING ONSITE: Parking is limited to ONE vehicle per site included with your membership. 2nd Vehicle Parking Passes are limited and must be purchased and recorded at the Reg Office.
